Development and Surface Water Management

The North Kent Marshes Water Level Management Board (NKMWLMB) plays a crucial role in ensuring that development within our Drainage District does not compromise water management or increase flood risks. We actively participate in the planning process and have established regulations to safeguard watercourses.

Planning and Land Drainage Consents

If your development may impact local water management, we provide guidance and review planning proposals. Please note that Planning Permission is separate from Land Drainage Consent, and you may still need consent for any works affecting watercourses, even if planning approval is granted.

Learn more about our role in the planning process by downloading our Planning Strategy document.

Byelaws

To further manage development and activities affecting watercourses, we have byelaws in place.

These regulations cover various aspects, such as restricting the introduction of water, controlling sluices, and preventing obstructions near watercourses. It’s essential that any works comply with these rules to protect water management and prevent flooding.

You can download our byelaws document for full details.

Surface Water Development Charge

Where a development increases the volume or rate of surface water entering our District, a Surface Water Development Charge may apply (SWDC).

This fee contributes to the maintenance and improvement of the wider drainage network, ensuring its resilience for the community. It’s important to note that any upgrades or modifications required on the development site itself are the sole responsibility of the developer.

By following these guidelines and ensuring compliance with our byelaws, developers help maintain the integrity of local water management. For more information, or to download our planning and byelaw documents [pdf to download], please use the links provided.
